About the client specialties track

The Client Specialties track is the largest in the catalog, with seven designations for agents who want to serve a particular kind of client, life event or property well. Each one stands alone, covering the vocabulary, parties, documents and conversations that make the situation different from a standard resale. There is no required order, and most agents choose only the two or three that fit their market and the clients already calling them.

Several designations center on life events. The Certified Downsizing & Senior Move Specialist covers later-life moves, from pacing decisions and involving family to next-home options and working with move managers. The Certified Probate & Inherited Home Specialist covers selling an inherited home alongside personal representatives, attorneys and heirs. The Certified Divorce Property Specialist covers buying or selling during a divorce while staying neutral between both parties and their attorneys. The Certified Military & Veteran Homebuyer Specialist covers service members and veterans, including relocation timelines and how VA-backed loans work at the level an agent needs. Others center on property and investment: the Certified Investor Client Specialist covers rental analysis, flips and short-term rental rules, the Certified Luxury Estate Advisor covers high-end homes and the privacy their owners expect, and the Certified New-Build Sales Specialist covers builders, new construction contracts and accessory dwelling units. Every designation is clear about where agent guidance ends and legal, tax, financial or lending advice begins.

A good way to choose is to look at the situations you already handle and the ones you would like to handle more often. Five designations from any mix earn the Master Real Estate Professional capstone.

Questions about this track

How do I choose a specialty designation?+

Start with the work already in your pipeline. If you have handled an estate sale or two, the Certified Probate & Inherited Home Specialist turns that experience into a method. If investors keep calling, the Certified Investor Client Specialist will help you serve them well within an agent's role. Then consider which niches your local market actually supports, such as new construction in growing areas, rather than the niche that simply sounds appealing.

Do these designations let me give legal, tax or lending advice?+

No. Each specialty designation teaches you to serve the client as an agent and to recognize when someone else should take over. Probate and divorce work involve attorneys and court orders, investor clients need tax professionals for questions about returns or exchanges, and military buyers should get loan answers from a lender. Knowing those limits, and building a referral list of trusted professionals, is part of what each course teaches.

Is the military and veteran designation endorsed by the VA?+

No. The Certified Military & Veteran Homebuyer Specialist is an ACI professional designation and is not affiliated with, or endorsed by, the Department of Veterans Affairs or any government body. It teaches agents to plan around relocation timelines, explain how VA-backed loans work in general terms, refer clients to qualified lenders, and serve service members who buy remotely. Its marketing guidance is inclusive and consistent with fair housing rules.

Do specialty designations count toward the Master Real Estate Professional capstone?+

Every designation in this track counts. The capstone is earned automatically when you hold any five current ACI designations, and with seven options here, some agents reach it within this track alone. The Life Events Path groups five of them, covering senior moves, probate, divorce, military buyers and new construction. Others prefer two specialty designations alongside representation and negotiation work, so the capstone reflects both a niche and everyday skills.
