About the CLEA
What the Certified Luxury Estate Advisor covers
The Certified Luxury Estate Advisor program prepares you to represent sellers and buyers at the top of your own market, where privacy, presentation and pricing judgment matter more than volume. You will learn to build a listing plan that balances exposure with discretion and to produce marketing that matches the quality of the home. A full unit addresses pricing when recent comparable sales are scarce or misleading. On the buyer side, you will set up confidential searches and handle proof of funds and the client's advisors smoothly. It is for licensed agents with solid transaction experience who are taking on higher-value homes and the expectations that come with them.
Why it matters
Why agents earn the CLEA
Owners of high-value homes increasingly weigh how their information, images and address will travel online before they choose an agent, so an advisor who can market widely while protecting privacy wins listings that a standard marketing package cannot.
Who it is for
Is this designation right for you?
- Agents preparing for their first listing in the top price tier
- Agents whose clients guard their privacy and personal security
- Agents asked to price unusual homes with few recent sales
- Agents who work alongside attorneys, wealth advisors and family offices
The curriculum
What you will learn
4 units, each with a practice quiz and a hands-on assignment, then the final exam. The topics they cover:
Luxury listing presentations
Preparing a presentation that addresses privacy, marketing reach and pricing method before the seller has to ask.
Privacy and security in marketing
Deciding which photos, floor plans, addresses and showing details to withhold so marketing never exposes the owner.
High-end marketing production
Directing photography, video, print pieces and broker previews to a standard that matches the property's quality.
Pricing without reliable comps
Building a defensible range from land value, replacement cost, rare features and buyer-pool behavior when sales are scarce.
Serving luxury buyers
Confidential searches, proof-of-funds conversations, and coordinating with a buyer's attorney, accountant or family office.
Long listings and seller confidence
Keeping a seller informed and steady through an extended marketing period with written updates and clear options.
The payoff
What you will be able to do
- Deliver a luxury listing presentation built around privacy and pricing method
- Strip sensitive security details from listing photos, plans and remarks
- Build a reasoned price range when comparable sales are scarce
- Request proof of funds from buyers without causing offense
- Report clearly to a high-end seller during a long listing period
In practice
What the CLEA looks like in your business
Editing the photo set for privacy
The photographer delivers sixty images of a hillside home, and before anything goes to the MLS you review them with the seller's security in mind. You pull the shot that shows the alarm panel and the one where a safe is visible inside a closet. You check reflections in windows and mirrors, crop out family photos and artwork the owner considers valuable, and decide with the seller whether a full floor plan should be public or shared only with qualified buyers. The listing remarks praise the views and the craftsmanship but say nothing about gate access or the owner's travel schedule. Showing instructions go to agents only, through private remarks. The course builds this review into a checklist, so the marketing still sells the home while giving away nothing that makes the owner easier to target.
When the buyer's family office calls
Your buyer has made an offer, and the next call comes from someone at their family office who wants to review the contract, schedule specialists and ask about the seller's disclosures. You confirm in writing with your client who is authorized to speak for them and what that person may decide, so you never act on instructions from someone without authority. You share documents through the secure channel your brokerage uses, give the advisor the inspection and contingency deadlines in one clear summary, and keep your client copied on decisions. When the advisor asks a tax or legal question, you say it belongs with their own counsel. Handling a buyer's team this way keeps the deal moving and shows the client you can work inside their circle of advisors without overstepping.
Month four of a quiet listing
An estate has been on the market for four months, the seller is restless, and a friend has told them another agent would have sold it by now. You arrive at the update meeting with a written report: showings and who attended, feedback in the buyers' own words, the marketing completed, and what similar homes in the top tier have done over the same period. You separate what the market is telling you from what is simply normal for a slow-moving segment, and you put two or three options on the table, such as refreshed media, a broker preview, or a price adjustment, each with its reasoning. The seller decides, and you confirm the decision in writing. The course prepares you for these conversations, which often decide whether you keep a luxury listing at all.
Who earns it
Who earns the CLEA and why it pays off
The Certified Luxury Estate Advisor suits agents moving into the top tier of their market who want a structured way to handle the parts that differ: privacy, presentation, pricing judgment and patient seller management. It equips you for sellers who expect discretion, for buyers who arrive with advisors and want confidential searches, and for unusual homes that standard pricing tools struggle with. Professionals around affluent households, such as estate attorneys, private bankers, architects and interior designers, become more willing to introduce clients once they see you protect privacy and present homes with care. Your client conversations change as well. Instead of describing a standard marketing package, you talk about what will be withheld, how the price range was built, and how you will report during a long campaign. In the ACI catalog it builds well on the Certified Market Analysis Specialist, whose CMA and pricing skills underpin the luxury pricing unit, and on the Certified Property Staging Specialist, which helps you guide how a high-value home is prepared for photography.
Licensing, CE credit and NAR
The Certified Luxury Estate Advisor is an independent designation awarded by Agent Certification Institute. It is not a real estate license, it is not a license to perform any activity that requires one, and it provides no state continuing-education (CE) credit. It has no affiliation with, and no endorsement from, the National Association of REALTORS (NAR). NAR does not offer a designation devoted specifically to luxury home sales. The Resort and Second-Home Property Specialist (RSPS) touches some of the same territory, since resort markets often include high-value homes, and the Certified International Property Specialist (CIPS) serves agents working with buyers from abroad. CLEA instead concentrates on privacy, high-end marketing and pricing without comps in any location, and it is earned self-paced online, publicly verifiable, and renewed each year.

Questions
Frequently asked
Is the Certified Luxury Estate Advisor designation affiliated with NAR?+
No. The Certified Luxury Estate Advisor is an independent designation from Agent Certification Institute and is not affiliated with or endorsed by the National Association of REALTORS. It confirms that you completed our training in luxury listings and buyers, privacy-aware marketing, high-end presentation, and pricing homes when comparable sales are thin, and that you passed the final exam.
What experience should I have before enrolling?+
There is no formal prerequisite, but the program is written for agents who already handle listings and buyer transactions confidently. It does not reteach contracts or the basic listing process; it concentrates on what changes when the home is rare, the client is private and the price is hard to support. If you are still learning the fundamentals, a foundation designation first will serve you better.
Does it cover luxury rentals, commercial estates or international buyers?+
The focus is residential sales of high-value homes, including estates, waterfront and architecturally significant property. It does not cover leasing, commercial property, or the tax and immigration questions some international buyers face, which belong with the client's own professional advisors. Where an international buyer is involved, the program covers communication and coordination at agent level.
Does it help with second homes and vacation properties?+
Partly. Many high-value homes are second or seasonal residences, and the skills for privacy, absentee sellers and remote coordination apply directly to them. The program does not cover vacation rental operations or local short-term rental rules, which are addressed in the Certified Investor Client Specialist. If resort and second-home markets are your main focus, NAR's RSPS certification is also worth knowing about.
What do the written assignments ask me to produce?+
The assignments are practical documents you could use with a real client. Examples include a privacy review of a photo set and listing remarks, a pricing rationale for a home with scarce comparable sales, and a written update you would give a seller after a slow month. A person reads your final-exam written answers, so explaining your reasoning clearly, which luxury clients and their advisors expect, is part of what you practice.
Can a team or a brokerage luxury division use it?+
Yes. Teams that handle high-value listings often want every member to follow the same privacy review, marketing standard and reporting rhythm, and the program provides a shared framework for that. Each person earns the designation individually by completing the units and passing the exam. Brokerage policies on marketing, private listings and document handling still apply, and the program prompts you to check them throughout.
How long does it take?+
It is self-paced and fully online: 4 units, each a solid evening of reading plus a practice quiz and a short assignment you do in your own business. Most agents finish over a week or two. Written exam answers are marked within two business days.
Is it verifiable?+
Yes. Every CLEA holder gets a public verification page and a shareable digital badge for LinkedIn, your bio, and your email signature.
How long is it valid?+
Your CLEA certificate is dated the day you pass and is valid for 12 months, and your badge shows the years it is current for. A month before it lapses we email you. Renewing means reading that year's short update on what changed for CLEA holders and answering ten multiple-choice questions, for $29; you then get a re-dated certificate and badge. All-Access members renew free.
Is there a guarantee?+
Yes. Enroll with confidence. If a designation is not right for you, email us within 30 days for a full refund. No forms, no hassle. Two exam attempts are included with every designation, and if you need another we add it at no extra cost.
Can I get this and others for one price?+
Yes. The all-access membership unlocks CLEA and every other designation for $199 a year, and saves $1450 against buying the catalog one at a time.
